In a game where you can get accumulate countless trinkets, get married and adopt children, it only makes sense you can dabble in home ownership too. Skyrim Houses unlock when you complete certain quests and hand over a sizeable amount of gold, allowing you to have a base in some of the game's biggest cities.
Each house also allows you to upgrade and furnish each domicile for a small fee, and with the advent of the Hearthfire expansion, allows you to own additional plots of land and build your own, too.
Where to buy houses in Skyrim
Breezehome (Whiterun)
Cost: 5000 Gold
Location: From where you enter Whiterun, it's the second building on the right, after Warmaiden's.
How to unlock: To purchase it, talk to Proventus Avenicci in Dragonsreach (we found in him the Living Quarters) after you've completed the Dragons Rising story mission.
Hjerim (Windhelm)
Cost: 12,000 Gold
Location: This is in the North West corner of the city, opposite the House of Cruel-Sea.
How to unlock: Complete the 'Blood on the Ice' quest in Windhelm, which you can trigger by heading to the graveyard past midnight. Part of the quest has you access the house, after of which you can speak to Jorlief in the Palace of Kings, who will sell it to you.
Honeyside (Riften)
Cost: 8000 Gold
Location: From where you enter Riften, take a right, and it's the house at the end on the corner.
How to unlock: You have to buy this on the way to becoming Thane in Riften. To do this, you need to impreess Jarl Laila Law-Giver of Riften - you can do this by completing the skooma dealer quest (chat to Wujeeta in the Riften Fishery in the docks area to start the trail), and after that, increasing your reputation of Riften's citizens by running errands (run around and they'll give you tasks to do). After that, report back to the Jarl, then chat to the Steward Anuriel to purchase it.
Proudspire Manor (Solitude)
Cost: 25,000 Gold
Location: You can find this in the centre on the high street, on the right 'branch' of the city, next to Skyrim Faction Bards College.
How to unlock: You can buy this on the way to becoming Solitude's Thane. Visit Falk Firebeard in Solitude who will ask you to clear out an nearby cave. Chat to Jarl Elisif the Fair saying you've placed the horn at the shrine, then chat to Falk Firebeard again to get the chance to purchase the property.
Vlindrel Hall (Markarth)
Cost: 8000 Gold
Location: To locate this, as soon as you enter the city, turn right and take the steep set of stairs in the corner. Take the next set of steep stairs up again, and the house is at the very top.
How to unlock: There are a few ways to get this property, the easiest is by siding with the Stormcloaks in the Civil War and then chatting to Jarl Thongvor Silver-Blood. Otherwise, go to Understone Keep within Markarth and chat to Jarl Igmund. Earn his trust and complete his questline, where Steward Raerek will allow you to buy it.

How to build houses in Skyrim
If you own the Hearthfire expansion (which comes as part of the Special Edition) you are able to buy three plots across different holds and build houses on them. Here's how to unlock each plot:
Heljarchen Hall (The Pale hold)
Cost: 5000 Gold
Location: 'Just follow the road south from Dawnstar, past Fort Dunstad, then head south. The land is near Giants' Gap, right on the board with Whiterun Hold.'
How to unlock: Chat to whoever the Jarl is at Dawnstar's The White Hall to get the ball rolling on becoming Thane in the Pale to unlock this. If it's Jarl Skald then prepare to complete the quests 'Waking Nightmare' and a mission to kill a nearby Giant, whereas Jarl Brina (depending on the main story actions) should grant you access immediately. Lakeview Manor (Falkreath hold)
Cost: 5000 Gold
Location: 'Follow the road east from Falkreath, then north at the crossroads. Turn left just past Pinewatch.'
How to unlock: If you are the Thane of Falkreath, you'll receive a letter from a courier saying the plot is available to buy. If not, then becoming level 9 and above will see the letter come to you. Visit Jarl Siddgeir in the Jarl's Longhouse and complete the quest offered to you and the plot will then become available from the Steward. Windstad Manor (Hjaalmarch hold)
Cost: 5000 Gold
Location: 'On the coast, across the Karth delta from Solitude.'
How to unlock: Head to Highmoon Hall in Morthal and chat to Jarl Idgrod Ravencrane to start the 'Laid to Rest' quest. Once done, chat to the steward and ask about a house - they won't be one, but instead you'll get offered a plot of land instead. If you need it, here's TheJordanJames with a complete walkthrough:
Ever wanted to create a mod for Skyrim? Come on, we know you have. Today you can. Bethesda have released their Creation Kit, which really lets Skyrim loose, and sets the boundaries to virtually infinity, and beyond.
The Skyrim Workshop and Creation Kit are free for anyone with a copy of Skyrim and a Steam account. Finding mods for Skyrim is as simple as visiting the Skyrim Workshop in the Steam Community. From there, you can browse the most popular, newest or highest-rated mods of all time. On top of this, you can specifically search for content via tags such as 'Armor', 'Quests', 'Dungeons', and so on.
Creating your mod is a litter harder, of course, you'll need to install the Creation Kit, from the Tools section of your Steam Library. If you run into any problems, the wiki over at https://www.CreationKit.com is an amazing resource for modders of all skill levels. When you've polished your mod and want to unleash it to the world, just choose 'Upload plugin and archive to Steam', from within the File menu of the Creation Kit.
You'll be asked to name your mod, add a description, content tags and a thumbnail. Once your upload is complete, the Creation Kit will notify you.
Go forth, Skyrim fans! Mod, mod, mod!
After buying your plot of land, you'll need to learn how to build the best house in Skyrim. There will be Materials shipped to your house, ready for when you start to build your own home. There is already enough for you to make the smallest version of what could be a great manor.
Drafting Table

This is where you draw out what you plan to build before actually building it. You'll want to start here by selecting the Small House, at which point a few stakes and a string marking where your house will be appears in the land behind you.
Carpenter's Workbench

This is where you actually build your home. Gather the materials you need from the chest nearby; all the Quarried Stone, Iron and Corundum, and four (4) Clay. If you want to save time you should now enter the Anvil and divide the ingots as so:
- 3 Iron - 10 Nails each
- 1 Iron - 2 Hinges
- 1 Iron - 1 Fittings
- 1 Iron and 1 Corundum - 1 Lock
Now you will be able to make your first home! Enter the Carpenter's Workbench and lay the foundations. After the final component, the roof, is built, you will be able to make this your humble abode or convert it into an entryway after you add the Main Hall. If you do choose to furnish it now, be warned, converting the space into an entryway will remove any furnishings. So plan ahead. But if you prefer to live in a more modest home, heres what you'll need to furnish it:
- 11 Sawn Logs
- 1 Quarried Stone
- 9 Iron Ingots
- 4 Leather Strips
- 2 Goat Horns
- 2 Straw
- 1 Glass
Before beginning, you should smith most of those Ingots into these:
- 20 Nails
- 4 Iron Fittings
- 2 Hinges

Now that you have a house, several new exterior options become available for you via the Carpenter's Workbench.

Steward[edit]
Once your home is built, you will have the option of making any follower into a Steward, who can then buy unique additions for you, as well as buy raw materials and help defend your domain. These are the additions they offer:
- Carriage (500 Gold)
- Bard (1500 Gold)
- Horse (1000 Gold)
- Cow (200 Gold)
- Chicken (25 Gold)
The steward can also be used to purchase all the furnishings for each part of your house. It'll cost you though!
Main Hall

The Main Hall is the gallant and glorious heart of your stead, and once you have this built to completion, a wide variety of options then become available as you add wings to each side, but more on that later.
You will need:
- 55 Sawn Logs
- 12 Iron Ingots
- 1 Corundum Ingot
- 86 Quarried Stone
- 16 Clay
When you have gathered all the materials, you'll want to go ahead and convert the Ingots into this:
- 90 Nails
- 2 Hinges
- 1 Fittings
- 1 Lock
You are now ready to build your Main Hall! It consists of a large main floor, about six times the area of the Small House layout, fit for a grand dining room and a moderate food prep area in the back. It also has an upper floor mainly comprised of bedrooms and a balcony over the dining room.
To furnish the Main Hall you will need:
- 76 Sawn Logs
- 5 Quarried Stone
- 59 Iron Ingot
- 3 Corundum Ingot
- 1 Quicksilver Ingot
- 1 Refined Moonstone
- 1 Grand Soul Gem
- 1 Gold Ingot
- 3 Steel Ingot
- 9 Glass
- 4 Straw
- 19 Leather Strips
- 6 Goat Horns
- 3 Large Antlers

Note that there are three (3) seperate Carpenters Workbenches you will need to work at to furnish the entire Main Hall. When you're done construction of the Main Hall, there are several new options made available to you via the Drafting Table.
Remodel Small House into Entryway[edit]
This may be the first thing you want to do. This changes the interior layout of the Small House from a complete house set to an entrance of chests, tables of game and produce fresh for dinner, weapon racks and shelves. This doesn't cost you anything, but any furnishings you place in the Small House Layout will be lost when you remodel it into an Entryway. To furnish the Entryway you will need:
- 15 Sawn Logs
- 13 Iron Ingots
- 6 Leather Strips
- 4 Saber Cat Teeth
- 2 Deer Hides
- 2 Large Antlers
- 1 Bear Pelt
- 1 Saber Cat Pelt
- 1 Snowy Saber Cat Pelt
- 2 Glass
- 3 Goat Horns
Before you begin, you will want to convert most of the Ingots into these:
- 22 Nails
- 8 Iron Fittings
- 2 Hinges
Cellar[edit]
The Cellar is a spacious basement to your Main Hall, and furnishings include Smithing amenities, display cases and weapon plaques, plentiful shelves, numerous safes, an archery target and stone settings for a shrine to your favorite Aedra. To build the Cellar you will need:
- 8 Sawn Logs
- 50 Quarried Stone
To furnish the Cellar you will need:
- 36 Sawn Logs
- 30 Steel Ingot
- 17 Quarried Stone
- 55 Iron Ingot
- 13 Corundum Ingot
- 8 Clay
- 8 Leather Strips
- 1 Small Antlers

North, East, and West Wings

Three additions may be made on the sides of your Main Hall, one of each wing and only one of each, so choose wisely. Three different exterior shapes exist, tower, slanted roof, and balcony roof, if you wish to factor in strategic or aesthetic purposes. All balcony roofs have second-floor access, all towers have interior ladders to the top of your house.
North Wing - Alchemy Lab

The Alchemy Lab is a tower on the back end of your abode, containing an Alchemy Lab, a few display cases, safes, cupboards and shelves. To build it you will need:
- 24 Sawn Log
- 16 Quarried Stone
- 9 Clay
- 13 Iron Ingots
- 3 Corundum Ingot
You will want to divide the Ingots as so:
- 40 Nails
- 6 Hinges
- 3 Iron Fittings
- 3 Locks
To furnish the Alchemy Lab you will need:
- 34 Nails
- 20 Sawn Log
- 7 Goat Horns
- 27 Iron Ingots
- 4 Corundum Ingots
- 6 Steel Ingots

The Trophy Room is a first-floor addition to the back which houses a number of stone stands for trophies of all kinds, as well as shelves, cupboards and display cases. Once your stone Trophy Bases are built, you can use hides among other things and straw to make a trophy display.
To build it you will need:

The Storage Room is an addition to the back of the house with a flat roof that serves as a nice balcony, with stairs and second-floor access. Once furnished, youll find barrels, chests, tables and chairs, and shelves galore. To build it you'll need:

- 3 Clay
- 11 Iron Ingots
- 3 Corundum Ingots
Youll now want to divide the ingots as so:
- 14 Nails
- 6 Hinges
- 3 Iron Fittings
- 3 Locks
To furnish the Storage Room you'll need.
- 35 Sawn Log
- 4 Glass
- 27 Iron Ingots
- 3 Leather Strips
- 2 Goat Horns
- 2 Mudcrab Chitin

The Library is a tower-like structure built into the right side of your home, mostly furnished with bookshelves for you to amass a glorious collection. There is also a small table and comfy chair for your reading pleasure. Total book capacity: 308, which nearly doubles the previous record holder, Vlindrel Hall, in this addition alone. To build it you will need:
- 24 Sawn Logs
- 16 Quarried Stone
- 9 Clay
- 13 Iron Ingots
- 3 Corundum Ingot
Before beginning you'll want to convert the Ingots into these:

- 6 Hinges

To build the Kitchen you will need:

- 14 Quarried Stone
- 3 Clay

You'll want to now convert the Ingots into these:

Once you have those gathered, you'll want to convert the Ingots into these:

- 9 Clay
- 13 Iron Ingots
- 3 Corundum Ingots
Before beginning you will want to convert the Ingots as so:
- 34 Nails
- 6 Hinges
- 3 Iron Fittings

To furnish the Enchanter's Tower you will need:
- 16 Sawn Logs
- 17 Iron Ingot

To build the Greenhouse you will need:

- 14 Quarried Stone
- 3 Clay
- 8 Iron Ingot
- 2 Corundum Ingot
Once you have those, take a moment and smith the Ingots into these:

Hey! :) So for my next playthrough I need a 'home base' home, that I build, just like you would for a Hearthfire house. So in my research I have found a few promising mods, but none seem to scratch the particular housing itch I'm searching for (sidenote - if I learned how to mod I could have a lot of fun creating housing mods, but alas, too much work - I would love to create something like this).
I came across Build Your Own Home for Oldrim, and I saw the comment in the discussion section that outlines how to port it over to Newrim, but a few of the comments indicate that I wouldn't be the first one - and it hasn't been uploaded for Newrim yet by anyone - so.. I'm wondering if anyone knows if it's been uploaded anywhere else?
Additionally, I'm just looking for build-your-own home mods in general.
